ELECTRICAL COMPONENTS.
They are electricity related items namely extra low voltage, lighting, distribution and supply systems, in details:
Extra low voltage system
A combination of data transfer equipment and cables via LAN, CCTC, smart technologies, internal telephone networks or the Internet.
Lighting system
Supply and installation of construction lighting products such as high-voltage, corridor, apartment lighting, etc.
Lightning protection
Transmit electric current from the lightning to ground via lightning rod, transmission wire, grounding pole and some other necessary devices. The system also helps to protect construction components and prevent fire and explosion.
Elevator
Sometimes extra low voltage system also include elevator which helps for human and goods transport.
In addition, it also control havc, detect fire and explosion risks, support the building's communication system.
MECHANICAL COMPONENTS.
After electrical system is completed mechanical part shall be constructed. This work is much more difficult and time consuming than electrical parts, where sufficient experience and expertise is required for satisfactory quality and cost saving design and construction works. The following components are included:
Water supply and drainage
This system generally address water supply for the entire construction, stagnant water drainage, waste water treatment, ventilation for water line and other system equipment.
In addition, the construction of water supply and drainage system also aids fire fighting system (as mentioned below) via provision of sprinklers.
Together with water supply and drainage system, the employer or M&E contractor shall pay more attention to water treatment system to ensure drainage does not have negative impact onto the environment.
Smart building management system (BMS)
This system allows control of the building M&E in a single room.
Management can proactively monitor proper and efficient systems operation. M&E design may also integrate the control of backup generator, water supply and drainage as well as fire fighting into this system to minimize accident risks.
Heating, ventilation and air conditioning (HVAC)
HVAC is a major system in almost all construction works, in particular apartments and industrial plants. It manages the air quality, building temperature, creates comfortable and pleasant environment for dwellers. This system also partially aids fire fighting system.
Fire fighting (PCCC)
Fire safety is always a concern of employers, fire fighting system includes extinguishers, piping system, pumps, smoke, fire, pressure alarm systems, etc.
This system gives early warning for the building dwellers for timely response.
Central Gas System
We can easily encounter gas pipeline in some buildings, such as chemical processing plants, restaurants, etc. for chemical heating or cooking purposes.
